It’s a piece of legendary clothing for the first gem. You can jump up top and get in that way
Right by #11 there is a black yacht with items in there and johnny talks
There is a garage door up to the north near the waters edge by the downtown ripperdoc (stand outside his ship and walk at straight north till you hit the city edge and your facing water, it’s literally to your right) it’s guarded by Arasaka goons. inside there is a laptop that needs a code and I haven’t been able to figure it out, if anyone figures this out that would be great. He actaully walks past the area at 5:54 it’s to the right of his screen. The laptop was also partially meshed with another object but the vast majority was sticking out. It might be closed too.
The first one is legendary pants, hotpens for famales for me. There is a hole in the cage if you manage jump on it btw.

At 5:50 Instead of going left if you keep going straight a little longer and turn right there's a garage door with a computer inside That needs a password does anybody know the password?
The last part when the guy is missing from the car…. if you didn't turn around you would have seen the man walk up and get into the car and then it explodes.
For your fist one you posted you can jump on the top of the cage to see a hole you can jump down into. Get you gear that way.
For the car with a bomb and npc. It's random spawn, i got it near ring road fast travel point in corpo plaza (just doing the gems on your other video), here it is: https://imgur.com/a/CG3e5Ex
PS: no loot either.. But you can see the car in your corpo video at exactly 1:15 on the left side, there is even the npc there.
